Just off the Bowery, at 3 East 3rd Street, Barrett Design has begun construction on a six-floor, four-unit condo to be wrapped in a sparse metal and glass enclosure. The project replaces The Salvation Army's former East Village Residence which Barrett picked up in 2016 for $11.5 million. The 40-foot wide property is nestled beside the Annabelle Selldorf-designed condominium, 347 Bowery. That recently-finished building, developed by Urban Muse, has sold all 5 of its spacious units with closings averaging north of $3,200 per square foot.
A recent visit to Barrett’s site shows that the Salvation Army building has been demolished and foundation work is underway. Like the units within its neighboring tower, the five full-floor apartments here appear geared for the top of the market. Spreading across the approximately 18,000 gross square feet of space will be a bi-level retail condo at street level and five full-floor residences above. According to the project's construction manager, Inspiron, the project is anticipated to be complete in the spring of 2019.

A new rendering posted at the construction site (shown at the top) differs from a previously leaved image. It shows that the building has been reduced by one floor, the setback removed, and will use metal instead of stone. The design will complement the austere zinc façade of Selldorf’s tower next door, and be clad in a glass and metal curtain wall of full-height windows, metal fins, and I-beam like spandrel sections.
