Last August, the neighborhood blog LIC Court Square reported that excavation has commenced for a ground-up condominium at 46-20 11th Street in Long Island City. Fast-forward six months later and the seven-story structure is fully erected — well on its way towards an early 2019 delivery.
The project is spearheaded by Long Island-based Chatham Development Company with the New York Lions Group as co-developers. The venture replaces a two-story warehouse the team acquired in June 2016 for $9.8 million according to city records. Popular Queens architect Raymond Chan shaped the building's contemporary design where renderings show the exterior will sport an agreeable rhythm of brick and glass elements.
Inside, there will be 42 one to three-bedroom condominium apartments graced with sold-wood flooring, high-end appliances and outdoor spaces for select units. Amenities will include garage parking for 23 vehicles, a fully-attended double-height lobby, a fitness center, a common garden area, and bicycle parking.
The project is a short walk from Murray Park and the East River waterfront. Commutes into Manhattan are a breeze with the E, M, G, and 7 lines having stations nearby and a newly-opened landing for the East River Ferry is three blocks away. Car travel into Manhattan is possible (though we don’t encourage) through the Midtown Tunnel and Ed Koch Queensboro Bridge. Travel to JFK and LaGuardia airports is also relatively convenient.
Pricing has not been released but sales and marketing will be handled by Modern Spaces. According to our listings, there are 76 condos currently on the market in Long Island City coming in at a median price of $1,249 a foot. Studios have a median of $649K, one-beds at $845K, and two-beds at $1.391M.
