One thing we appreciate more and more about Brooklyn is that it isn’t completely laid out on a grid, but rather a mash-up of grids with old village roads crisscrossing in between. This clear fact results in many oddly-shaped blocks and lots resulting in some unique architectural solutions. On an unusually deep block in Prospect Heights, diagonally bisected by Washington Avenue, a 76-unit rental development has risen on one of the most oblong-shaped development sites anywhere. Addressed at 313-317 St. Marks Avenue, the two-wing development site has frontages on both St. Marks Ave. and Bergen Streets but tucks away much of its bulk towards the center of the block.
The developer of the site is Industrie Capital Partners, who also just wrapped up the rental conversion known as Billiard Factory Lofts. Industrie purchased the 31,000-square-foot parking lot in 2012 for $5.75 million according to Brownstoner.
The firm enlisted the young designers at S3 architecture for the 100,000-square-foot job. S3 crafted two distinct buildings on the large lot. The larger St. Mark’s wing will hold 75 apartments and will surround an inner courtyard. Recent photos show its nearly-finished street-facing facade is covered in corrugated zinc panels punctuated by rectangular windows with projecting bright-yellow frames.
Per S3’s page on the project, many of the apartments will contain balconies, patios or private roof terraces; and amenities will include underground parking, a fitness center, resident lounge, movie screening room and several communal recreation spaces/
The smaller wing along Bergen street will hold a 4.5-story walk-up containing 3 duplex rental apartments. This elevation will be decidedly less modern and is articulated in red brick with large casement windows. The building will share indoor and outdoor amenities with the wing on St Marks Avenue. The project is also a short walk from Prospect Park.
