When plans for a Rafael Vinoly-designed condo tower at 249 East 62nd Street were unearthed, neighbors soonafter expressed concerns about its overall height of 510 feet tall. The building's novel octagonal core would raise the height of the uppermost apartments above many of its neighbors and gain views of the East River and Central Park. The 32-story, 83-unit tower will have 2,600 square feet of retail and a townhouse at the base. From there, apartments will rise as far as the 12th floor; the 13th through 16th floors will be mechanical space, as will the top three floors. Floors 17 through 29 will have only three apartments each for maximum privacy, and the building’s core and podium will boost them to make the most of sweeping Central Park and East River views. Such views will also enhance the 15th-floor amenity spaces, which include a bar, wine tasting room, private dining room, media lounge, and study.
