At a 2016 hearing, the Landmarks Preservation Commission noted that 470 Columbus Avenue has had a rich and varied history; a church, department store, and, most recently, a three-story commercial building. It was this history that cleared the way for approval of its next chapter, an eight-story, mixed-use condominium designed to achieve Passive House certification by BKSK Architects. The commercial building is ready for demolition.
While the new condominium will rise above its immediate neighbors, its masonry-inspired façade and modern interpretation of traditional Upper West Side architecture keep it from sticking out too much. Brick piers are interwoven with terra cotta baguettes, which create a rain screen for the 9' x 15' contemporary triple-paned windows underneath. Staved wood transoms create an interpretation of traditional townhouse shutters. Developer Roe Corporation notes that the building will incorporate extra insulation and filtered air.
The design has already won four awards, including a SARA | NY Design Award of Merit, and BKSK is also designing the interiors of all seven full-floor, four-bedroom apartments. The windows will fill the open living spaces with light. The 50' Great Room flows seamlessly into an open kitchen with sleek Italian cabinetry, generous quartzite counter space, and top-of-the-line appliances. Elsewhere in the unit, windowed baths will have stall showers and separate soaking tubs. Additional features will include 10' ceilings, art walls and specialized lighting, and an in-unit laundry room.
Building amenities will include a well-appointed fitness center, pet-grooming station, storage, and a landscaped roof deck. However, one of the most desirable aspects of the new building is its prime Upper West Side location. The American Museum of Natural History and Central Park are a short walk away. Families will appreciate the close proximity to top area schools; all residents will appreciate having the neighborhood's best shopping, dining, and transportation so close at hand.
An offering plan has not yet been filed, but CityRealty data indicates that they will hardly come cheap: The average price per square foot for the Broadway Corridor is $1,767 per square foot, and four-bedrooms in the neighborhood come to a median price of $7.748M.
