The waterfront site of 401 West Street promised to rebuid after Hurricane Sandy The property sold for $12.75 million at the end of 2016, and Galahad Advisers filed plans yesterday to build a seven-story, 11-unit condominium building with Hill West as the architects of record.
The pre-existing structural damage of the former building at the site was exacerbated by Hurricane Sandy to the extent that the building had to be demolished. With the project in a flood-prone area, applications note that the new building will be dry floodproofed in case of another catastrophe.
The new building will likely be condos given its location directly in front of 150 Charles Street and near Richard Meier's trio of glass towers. Amenities will include a roof deck, fitness room, spa, lounge, laundry room, bike room, and storage. Condo prices are unavailable, but CityRealty notes that the average West Village condo price is $2,280 per square foot.
