A worn Hudson Square walk-up building at 512 Greenwich Street is getting the starchitect’s treatment. Winka Dubbeldam’s firm of Archi-Tectonics is making over a 4-story loft building into a 7-story, single-family townhouse. The project is located along a lightly-trafficked section of Greenwich Street near Spring Street. The lot is behind Phillip Johnson’s Urban Glass House and across from Archi-Tectonics-own Greenwich Street Project at 491 Greenwich Street. According to city records, an LLC purchased the building in 2015 for $3.7 million.
The revamp won’t be any old ordinary conversion, rather, the existing load-bearing walls will be reinforced to allow the building to be extended by three stories, and a new glass elevator will be introduced. To visually unify the two parts, the exterior will be wrapped in a porous trellis system that will include some operable openings. The screen’s overall intent is to provide a greater degree of privacy for the home’s inhabitants while still allowing light to infiltrate spaces.
