At 320 and 360 Wythe Avenue in Williamsburg, ground has been broken on the first timber structures built in New York in decades. A recent press release says, raw black spruce timber from sustainably managed forests will go over a concrete foundation in a design that evokes classic, turn-of-the-century industrial buildings and warehouses. Even with their old world details, the retail and office buildings will boast state-of-the-art communications infrastructure to benefit tenants in all industries.
320 Wythe Avenue will have 4,000 square feet of retail on the ground floor, where ceiling heights will reach 17 feet. In the two levels on top, over 11,000 square feet of offices will have plug-and-play suites, ceilings over 13 feet high and over 1,000 square feet of private terraces. Completion is expected for spring 2018.
360 Wythe Avenue will overshadow its counterpart with approximately 18,000 square feet of retail space at base and cellar levels. The 46,000 square feet of office space will have ceilings over 12 feet high, over 400 feet of skylights and over 1,900 square feet of terraces. There will also be a residential component of 28 rental apartments, where amenities will include an attended lobby, parking garage, and elevator. Completion is expected for the fourth quarter of 2018.
“For creative companies seeking flexible new office space with character, Williamsburg is an emerging and enticing alternative,” said Mick Walsdorf, co-founder of Flank. Vice Media led the charge with headquarters one block away from the new buildings, and co-working spaces have sprung up all over Williamsburg. Moreover, as the L train shutdown looms, residents will undoubtedly appreciate alternatives to Manhattan and easy access to their offices.
