Fresh off the success of 450 Warren Street in Boerum Hill, and ahead of the forthcoming 144 Vanderbilt Avenue in Clinton Hill, Brooklyn-based developer Tankhouse and designer SO - IL are moving forward with their next collaboration, Nine Chapel, at the nexus of DUMBO, Downtown Brooklyn, and Brooklyn Heights. A spokesperson for marketing agent Corcoran New Development said they experienced robust interest ahead of the official sales launch in January 2024; less than three months later, the building is nearly one-third sold with five of the 11 one-bedrooms (per the building's stacking plan) in contract. Current availabilities start at $1.06 million for remaining one-bedrooms, $1.79 million for two-bedrooms, and $2.665 million for a half-floor three-bedroom.
Nine Chapel's wedding cake massing nods to Art Deco buildings of yesteryear. However, the shimmering, undulating, perforated metal skin marks it as a product of the 21st century. It also allows for excellent privacy while offering transparency for light and views. The new building rose on the former site of a pair of low-rise rowhouses and, by virtue of its 14-story height and eye-catching facade, serves as a new local landmark on this historic corner. A recent site visit saw it at full height and covered in netting, but the oversized windows and distinctive facade already evident.

450 Warren Street was distinguished by its innovative approach to indoor-outdoor living, and that approach has carried over to 9 Chapel Street. Residents arrive to a landscaped entrance that purifies the air and enhances the indoor-outdoor experience. All 27 units are reached via wide, open-air terraces that evoke front porches. Many residences feature both uncovered private terraces and covered loggias designed as year-round outdoor rooms.
Each home is designed as a corner unit with at least two exposures, the better to make the most of abundant natural light from oversized, insulated picture windows. Interiors feature ceilings up to 9 feet high, wide-plank hardwood floors, and exposed concrete. Many units feature a butcher block-topped kitchen island, and all kitchens come equipped with energy-efficient Bosch appliances, including electric cooktops. Primary baths are adorned with custom precast concrete floors and sinks, dark green glass mosaic tiles in the shower, and radiant heated floors.
Denmark-based design company GUBI created a model residence as well as the building’s amenities. These include a windowed fitness center with state-of-the-art equipment, a lounge for hosting small gatherings or working from home, and bike storage via a ramped entrance that allows residents to ride directly into the building. A virtual doorman system by ButterflyMX secures the building and allows for safe package delivery.
Chapel Street was named in honor of St. James Cathedral Basilica, which dates back to 1903 and is located across the street from Nine Chapel. New York’s first Wegmans supermarket, hip DUMBO restaurants and bars, and the commercial core of Downtown Brooklyn are all located less than a mile away from the building, which also benefits from being located between Cadman Plaza Park and Trinity Park. Public transportation options include the York Street F, the High Street-Brooklyn Bridge A/C, and the Clark Street 2/3 trains. However, the building is also situated near the pedestrian entrances to both the Brooklyn Bridge and Manhattan Bridge.
