Another residential skyscraper has topped out construction in Long Island City, the nation’s fastest-growing rental community according to a recent report. Rising 42 floors above the eastern edge of Queens Plaza, 29-26 Northern Boulevard will hold floors of co-living suites and standard rental apartments above. Conceived by Simon Baron Development and Quadrum Global, the building is designed by the busy office of Stephen B. Jacobs Group who crafted a bifurcated massing that makes the structure appear as if it were two separate buildings. Each side of the building will have a pitched roofline and the facade is being patterened with a playful battle between masonry and glass.

The co-living suites will come in two- and three-bedroom layouts altogether holding 426 beds, making the building the largest ground-up co-living development in North America. A registration site has launched for the suites, which will be operated by Ollie, the team that manages the Carmel Place micro-apartments in Gramercy. Chris Bledsoe, a founder and chief executive at the company, tells the Times that the building will marry the concept of micro-living with shared suites by ditching living rooms for more livable and larger bedrooms that span up to 187 square feet in size.
The bedrooms will feature convertible furniture such as a bed that turns into a sofa, a wall-mounted TV, and a built-in armoire. The walls between the bedrooms will be given extra insulation to minimize sound. Mr. Bledsoe tells the Times that he expects most tenants to come from the young professional pool who will either spend most of their time being holed up in their bedrooms or occupying one of the building’s many amenity spaces.

Rents are expected to start around $1,450/mo., a steal when compared to the average price of a studio in Long Island City ($2,607). All rooms will be furnished, individually temperature controlled, provided Wi-Fi, premium cable, and weekly housekeeping. Some bedrooms will also have their own bathrooms.
There will be 20K square feet of amenity space that includes an outdoor rooftop terrace and lounge with supreme views of the Manhattan skyline and Queens. Other amenities will include an indoor pool, a fitness center, spa, climbing wall, half-court basketball court and 5v5 soccer pitch. Monthly rent will include the cost of social events like mixers, guest lectures, weekend brunch, and yoga. Pre-leasing is expected to begin in October and doors are set to open early 2018.
