The week of September 23-29, 2024 was a chaotic one in New York City as Mayor Eric Adams was indicted on five counts of bribery, fraud, and soliciting illegal donations. However, New York's luxury buyers did not seem fazed -- the number of contracts signed was up slightly week-over-week, and high-priced contracts were signed at new developments all over the city.
For boutique condominium The Henry, developer Naftali Group and Robert A.M. Stern Architects reunited on the Upper West Side in the wake of successful Upper East Side collaborations at The Benson, The Bellemont, and 200 East 83rd Street. The Henry, located at 211 West 84th Street, is off to a promising start with a total of $67,075,000 across eight contracts signed last week, with four ranking among Manhattan's top ten sales of the week.

Leading the charge was Residence #7A, a five-bedroom duplex asking $15,450,000. As per the floor plan, the lower level houses a double-height living room, formal dining room, separate kitchen with breakfast room, and library/bedroom with en suite bath. Upstairs are four bedrooms, all with en suite baths.

A few stories up, Residence #12WEST had the fifth-highest contract with a $12,725,000 asking price. Another five-bedroom condo, this home features a Great Room on the building's southwest corner, pocket doors separating the kitchen, and a primary suite located at the opposite end of the apartment from the Great Room.
Elsewhere in the building, Residence #14EAST and Residence #6C had the week's eighth- and tenth-highest contracts with asking prices of $10,550,000 and $9,125,000, respectively. These apartments, like all units at The Henry, feature oversized, high-quality windows, white oak floors, solid doors, kitchens with honed Calacatta marble countertops and Miele and Sub-Zero appliances, primary baths with rain showers and radiant heated floors, and separate laundry rooms. The buyers will enjoy access to an extensive amenity package that includes an attended lobby, a private porte-cochere, a fitness center, a two-lane bowling alley, basketball and pickleball courts, and a roof terrace with a bocce court and outdoor kitchen.

The week's top contract was trailed closely by Residence #11A at The Surrey Residences, which was asking an even $15,000,000. The contract for the three-bedroom, three-bath home was signed shortly after sales launched at the residential component of The Surrey, a Corinthia Hotel, the newest incarnation of the historic Upper East Side hotel. The unidentified buyer will have access to the hotel's services and amenities, which include a Sisley Paris spa, fitness center with adjacent patio, and Casa Tua dining. The building's initial certificate of occupancy was issued last week.

The Henry is not available for immediate move-ins, but one upside to buying in new development condominiums at this stage is the ability to customize the homes exactly to one's specifications while the building is still under construction. That privilege appears to have been extended to the week's top townhouse contract, top Brooklyn contract, and third-highest overall: 170 Clinton Street, a Brooklyn Heights townhouse asking $13,980,000, has been gut-renovated and expanded (with the blessing of the Landmarks Preservation Commission), and the unidentified buyer is free to customize the interiors as they wish. The possibilities are endless and include a basement-level gym, sauna, and/or wine cellar.

For the third week in a row, a listing at new development condominium Flatiron House ranked among the top ten contracts. This time, Residence #24A had the week's seventh-highest asking price at $10,600,000. The four-bedroom home is reached via direct elevator entry, and a planted loggia runs the full length of the east windows. This contract brings the building to over 75% sold.
Moreover, while The Henry and The Surrey Residences commanded significant attention, they were not the only new developments in their neighborhood attracting luxury buyers. Down the street from The Surrey Residences, a total of $11,825,000 was signed across two deals at 200 East 75th Street. Residence #9B is the highest-floor three-bedroom in the building, and Residence #8A is a spacious four-bedroom with the option of direct elevator entry. Both apartments feature interiors by Yellow House Architects, windowed kitchens with oak islands and appliances by Wolf and Sub-Zero, and primary suites with generous closet space and luxurious baths.
New development condos
On the opposite side of Central Park, Residence #18G at 212 West 72nd Street came in just shy of the week's most expensive contracts with an $8,550,000 asking price. The four-bedroom home measures 2,770 interior square feet and opens up to a 109-square-foot terrace off the living/dining room. Down the street at the Upper West Side's new tallest building, Residence #9B at 50 West 66th Street entered contract with an asking price of $6,640,000.
