As July 2024 wound down, the number of Manhattan residential contracts signed dipped slightly from the previous week. However, the week of July 22-28, 2024 still saw a number of high-priced luxury contracts signed in notable buildings across the city.
111 West 57th Street, the second-tallest residential building in the United States and the skinniest skyscraper in the world, garnered another superlative with the top contract of the week. Tower Residence #50 led the charge from July 22-28, 2024 with an asking price of $26,950,000. This apartment offers one full floor of living space and a full-floor private loggia directly above.

Residence #50's asking price reflects a $2.55 million reduction from its initial listing price of $29.5 million in 2018, but it nevertheless held the top contract by an extremely comfortable margin. The second-highest contract was for the twelfth floor of the Rosario Candela-designed 133 East 80th Street, which was asking $10,995,000 in the top co-op contract of the week. The seller was not identified, nor is it clear when they moved in or how much they paid for the full-floor apartment. The buyer was not identified, either.
The top Downtown contract and third-highest overall took place at skyline standout 56 Leonard Street, where Residence #35BW entered contract with an asking price of $7,995,000. This represents a reduction from the initial asking price of $8,400,000, but the unidentified seller will nevertheless make a profit, having bought it for $7,150,000 in November 2018 (as per public records).
Tribeca was also home to the week's top townhouse contract. 27A Harrison Street entered contract with an asking price of $7,500,000, the week's fifth-highest overall. The house was originally built in 1819; over 150 years later, as a wide swath of Tribeca buildings was being cleared as part of the Washington Market Urban Renewal Area, the recently established Landmarks Preservation Commission voted to spare six historic houses and physically relocate three Federal-style houses, 27A Harrison Street among them, out of harm's way (h/t The New York Times). Since then, the house has undergone a meticulous renovation by Dean/Wolf Architects to bring it into the 21st century while preserving its original character and facade.
Also of note last week, a total of $24,435,000 across eleven contracts was signed at 520 Fifth Avenue, the forthcoming supertall up the street from Bryant Park and the landmarked Stephen A. Schwartzman Building branch of the New York Public Library. Residents of the nine one-bedroom and two two-bedroom homes will enjoy expansive views from eye-catching arched windows, which are rapidly rising on the building's facade.
A borough away in Long Island City, nine contracts were signed at new development condominium Lucent33. Like all units in the building, these apartments feature oversized triple-pane windows, top-of-the-line kitchen appliances, primary baths with radiant heated floors, and private balconies. These contracts bring the building to over 55% sold, and remaining availabilities start at $846,750.
