Between holidays and the frenzy of back-to-school, September is typically one of the slower months for Manhattan's sales market. But thanks to lower mortgage rates and higher rental prices, September 2024 is expected to be more active than last year. It also helps that inventory has grown in recent weeks, particularly in some of New York's most in-demand neighborhoods.
The West Village is one of New York's most highly coveted and protected neighborhoods. As such, new development is met with great excitement among luxury buyers. Sales in boutique condominiums at 64 University Place and 125 Perry Street were robust, and 140 Jane Street is proving in similarly high demand: The building's foundation is currently underway, but three of the 15 forthcoming units have entered contract with a total of $52,750,000 in deals signed across the building. Residence #5N led the charge for the building and the week of September 9-15, 2024 with an asking price of $23,250,000. Residence #7S and Residence #5S had the week's fourth- and fifth-highest contracts with asking prices of $15,000,000 and $14,500,000, respectively.

Few details are available on the interiors by Leroy Street Studio, but floor plans depict expansive layouts, well-outfitted open kitchens, and ultra-private primary suites with dressing rooms and en suite baths. Amenities include a port cochere, parking garage, lap pool, hot tub, and private park.

However, 140 Jane Street's greatest perk may be its address along the West Village waterfront. It is just south of the Whitney Museum of American Art, across the street from Gansevoort Peninsula (home of Manhattan's only public beach), and directly across Jane Street from the historic Jane Hotel, which is reportedly being converted to an East Coast outpost of Los Angeles members club San Vicente Bungalows.

But for all the generous square footage at 140 Jane Street, some West Village buyers crave more privacy: The townhouse at 214 West 11th Street entered contract with an asking price of $11,950,000 in the second-highest townhouse contract of the week and seventh-highest overall. The property is currently configured as an upper triplex with a garden-level apartment that the listing notes can be used as a guest suite or income-generating unit.

Village Preservation notes that the house dates back to 1856, when it was built for merchant Elisha Bloomer, and has undergone multiple alterations since then. Public records list the seller as model-turned-restaurateur Charles Milite, who bought the house for $4,083,000 in spring 2020; the most recent buyer has not been identified.

While the West Village is the center of modern New York society, the Upper East Side has long been considered a vanguard of luxury and remains in demand among wealthy buyers: The week's second-highest contract was for 170 East 80th Street, which was asking $17,995,000 in the top townhouse contract of the week. Nicknamed "the Waterfall Mansion" for its two-story marble-faced waterfall, other memorable features include state-of-the-art infrastructure, a formal dining room with waterfall views, a rooftop garden, and a basement-level wine cellar and cedar sauna.

The listing notes that husband-and-wife textile artist team and Jacqueline Kennedy Onassis favorites DD and Leslie Tillett once used the house, which was originally constructed as a carriage house, as work space. The seller, gallerist Kate Shin, paid $8,500,000 for the house in 2008, embarked on an extensive renovation, and used it as an art gallery. However, the gallery fell on hard times during the pandemic and in January 2024, Ms. Shin signed the deed for the property to lender ACRES Loan Organization in lieu of foreclosure.
170 East 80th Street was closely trailed by Penthouse #2B at 170 East End Avenue, which was asking $16,995,000 in the third-highest contract of the week. Located on the top floor of the Peter Marino-designed building, features include five bedrooms, six and a half baths, three private terraces, and a private roof terrace. Public records show that the unidentified seller bought it from the sponsor for $11,200,750 in June 2010.

The top contract located outside the West Village and the Upper East Side was for the penthouse at Flatiron House, which was asking $12,950,000. While this was good enough for the week's sixth-highest contract, it represents a $3 million reduction from when it was initially listed for $15.95 million in July 2023. The duplex penthouse boasts a loggia garden running the full length of the building's eastern facade and a private roof terrace with outdoor kitchen.
Also of interest last week, a total of $11,105,000 across four contracts was signed at The Treadwell, a new development condominium in Lenox Hill. The one- to three-bedroom units all feature interiors by INC Architecture & Design, high ceilings, contemporary finishes, well-appointed kitchens with Miele appliances, and serene primary baths with radiant heated floors. The contracts bring the building to nearly 50% sold and come at a time when it is open for immediate occupancy. Current availabilities start at $1.035 million.
