November 2024 has not fully wound down yet, but the number of Manhattan residential contracts signed has already surpassed the total for November 2022. Increased economic optimism in the wake of election season, coupled with several uber-luxury condo launches, has driven this surge in activity.
The highest-priced contract signed from November 18-24, 2024 was for Residence #15A at The Surrey Residences, which was asking $25,745,000.One of only three units on its floor, the four-bedroom Residence #15A boasts a gracious entrance gallery, a massive corner Great Room, a separate eat-in kitchen with butler’s pantry, and a primary suite with dual walk-in closets and a windowed bath.

After six months of whisper marketing, 13 of the 14 condos comprising The Surrey Residences are in contract as of November 2024 (h/t Crain’s New York Business). The total residential sellout of the project is $208.6M. This latest contract was signed shortly after a $50 million penthouse in the building was announced. The duplex penthouse is topped with a private roof terrace and offers a total of over 2,300 square feet of outdoor space across three private terraces. The opulent interiors feature a dedicated concierge closet for discreet deliveries, custom casement windows, white oak flooring in a chevron pattern, a massive Great Room, and a kitchen with a Calacatta Gold marble island.

Up the street from The Surrey Residences, a total of $35,995,000 across five deals was signed at 255 East 77th Street. These included the five-bedroom Residence #9A, which was asking $10,950,000. These latest contracts bring the new development Upper East Side condominium to nearly one-third sold.

As an aside, 255 East 77th Street was not the only luxury condominium helmed by Naftali Group and designed by Robert A.M. Stern Architects to triumph last week. The four-bedroom Residence #11EAST at Upper West Side condominium The Henry was asking $10,350,000 in the ninth-highest contract of the week.

The week's top Downtown contract and second-highest overall was for Residence #7N at 140 Jane Street, which was asking $23,500,000. The contract comes shortly after a penthouse in the building entered contract with a $45 million ask and inches the new development condominium closer to sellout.
Little information is available about 140 Jane Street as of yet, but it is certain that this boutique condominium represents rare new construction in this part of Downtown Manhattan. However, it is not the only new offering: Marketing has quietly begun on 80 Clarkson Street, a pair of residential towers on the rise at the nexus of the West Village and Hudson Square. An offering plan filed in July 2024 did not list a sellout price. However, initial plans estimated its total sellout to land at $1 billion with waterfront apartments averaging about $5,000 per square foot (h/t The Real Deal).

80 Clarkson is helmed by Zeckendorf Development, whose portfolio includes such uber-luxury towers as 15 Central Park West and 520 Park Avenue. Architect COOKFOX’s signature biophilic principles will reportedly come through in 80 Clarkson; renderings of the towers depict a grid-like facade interspersed with greenery. The majority of condo units will offer private terraces.

Also of note in the Village, 22 Bank Street had the week's top townhouse contract and third-highest overall. However, the $19,750,000 asking price represents a $6.25 million reduction from the $26 million EGOT-winning producer Scott Rudin originally sought when he listed it in spring 2023, shortly before a Hollywood Reporter expose about his office's abusive work environment. Even if it sells at this asking price, Mr. Rudin and husband John Barlow would still make a profit -- they bought it from former Vanity Fair editor Graydon Carter for $17.42 million in June 2019. Another high-profile buyer would not be unexpected, but they have not been identified.
Meanwhile, luxury buyers remain dazzled by Manhattan's skyscrapers. A total of $23,900,000 across two contracts was signed at 35 Hudson Yards, the tallest residential tower in the mega-development. Residence #8601 was asking $14,950,000 in the fifth-highest contract of the week. This five-bedroom home spans the entire southern facade of the tower to look out on spectacular Hudson River views from every room.
At another skyline standout, Penthouse 74 at 520 Fifth Avenue entered contract with an asking price of $12,750,000, the seventh-highest contract of the week. The contract was signed less than a month after the first penthouse contract in the building, and shortly after the highest penthouse in the building came on the market (it is asking $11,500,000).
