The Manhattan market typically experiences a summer lull; and as such, many expected the middle of July 2024 to be a quiet time for contract activity. But the third week of July was a busy time for the New York real estate market with Manhattan contracts up 9% week-over-week. High-priced deals occurred in both new construction buildings and historically designated landmarks.
For the fourth time in 2024, The Giorgio Armani Residences had the highest contract of the week. Penthouse #11, a spacious duplex with four bedrooms, four and a half baths, and two private balconies, entered contract with an asking price of $32,500,000. Shortly after the contract was signed, developer SL Green announced the sellout of the 10 residences. Closings are expected to commence in the fourth quarter of 2024, or just over a year after sales quietly launched.

The penthouse is situated on top of the new Giorgio Armani flagship on Madison Avenue and features interiors by Mr. Armani, who has announced his intention to live in the building. The Armani branding extends to the building's amenities -- a Zen tea room offers service from Armani Ristorante, and the library and lounge are furnished with custom Armani Casa pieces. Additional amenity offerings include a state-of-the-art fitness center and spa treatment room.
The Giorgio Armani Residences is located in the Upper East Side Historic District, and its design was influenced by surrounding prewar architecture. At the southern end of the park, Central Park Tower, the tallest residential building in the world, had the second-highest contract with Residence #65E, a high-floor three-bedroom asking $23,433,000. The contract for this sponsor unit was signed less than a month after a monumental penthouse sale closed in the building.
The top Downtown contract and third-highest overall took place at 42 Wooster Street, a cast-iron Soho building that architecture critic Carter Horsley calls "one of Soho's finest conversions of a commercial building into a luxurious residential loft building." Residence #6N entered contract with an asking price of $11,600,000 less than two months after its downstairs neighbor, Residence #5N, had one of Manhattan's highest sales the week of its closing. Residence #6N is rich in original details like exposed brick, arched windows, and columns, but features custom light fixtures, top-of-the-line kitchen appliances, and luxurious fixtures in the primary bathroom.
Further uptown at The Beresford, the Emery Roth-designed New York City Landmark, Residence #16G had the top co-op contract and fifth-highest overall with an asking price of $9,950,000. One floor up, Residence #17G was not far behind with a $7,850,000 ask in the week's eighth-highest asking price.
The listing for the four-bedroom Residence #16G notes that it was on the market for the first time in 50 years; as such, renovation may be in order, though it would be difficult to imagine improving upon the grand proportions and beautiful views of Central Park. The two-bedroom Residence #17G, on the other hand, underwent a renovation by AD100 designer John Saladino to feature top-of-the-line appliances, finishes, and fixtures, though not at the expense of prewar details; it also has a private terrace overlooking Central Park. Public records indicate that the unidentified seller bought it for $8,250,000 in June 2006.
The apartments were marketed separately as well as a combination opportunity, and the fact that they entered contract on the same day suggests that the latter is in order. While the board of The Beresford must approve the combination, a duplex apartment like this would not be out of place in the building -- a few floors down, duplex Residence #10/11C entered contract last week with an asking price of $6,495,000.

Also of note last week, three contracts coming to a total of $4,392,285 were signed at Hendrix House, a new condo on the rise in the heart of Kips Bay. The building makes a statement at street level for its curved corner and clean lines, and all units feature "home office hot spots" to accommodate remote work environments. The contracts come a few weeks after sales launched in the building.
