It has been an unusually warm winter in New York, and Olshan Realty's market report notes that it has also been a hot time in the real estate world: A total of 26 contracts at $4 million and above were signed last week. This makes it the largest total since the third week of November 2019, which saw 30 contracts signed.

As the top contracts show, grand prewar cooperatives like 101 Central Park West and The Raleigh on Park Avenue are still in high demand. But simply being built long ago is not enough for some buyers; they want a little extra history and creativity with their homes, as other top contracts show.

90 Morton Street was a printing factory before it was converted to condos, and a penthouse in the building claimed this week's top spot with a price of $31 million. Another unit in this building was also high on the list of top contracts, and a penthouse in the American Thread Building, a classic Tribeca condo conversion, rounded out the top five.

Downtown neighborhoods also reigned supreme in CityRealty's highest recorded sales. Meryl Streep may have ultimately sold her Tribeca penthouse at River Lofts for $15.8 million, or 36% less than its asking price, but that was still good enough to give it the top recorded sales price of the past week and the past month. Other celebrity favorites like 443 Greenwich Street and Time Warner Center also ranked high among the past week's top recorded sales.
There were 212 condo, condop, and co-op sales recorded in Manhattan last week. The average price of a condo came in at $2,377323 and co-ops averaged $1,340,456. See the full sortable list of all recorded January closings below.
