Like the previous week, the week ending January 3, 2025 was interrupted by a holiday (New Year's Day falling on Wednesday), which couldn't help but disrupt the business week and cause a week-over-week dip in sales. But judging by the number of uber-luxury sales closed during this time, it appears to be a holiday-related blip and not an indication of a wider market slowdown.
Around the same time a Tribeca penthouse led Manhattan's top contracts by a comfortable margin, the neighborhood was also home to the week's top sale. Residence #5BC at 140 Franklin Street, a wrapping paper factory turned luxury condominium, sold for an even $23,000,000. Both parties conducted the transaction using LLCs, and the seller makes a profit of over 20%, having bought it for $19 million in May 2018.
It was trailed closely by Residence #9 at The Giorgio Armani Residences, which closed for $21,639,900. The buyer is listed as an LLC, but The Real Deal identified the buyer as American Eagle Outfitters CEO Jay Schottenstein. The full-floor five-bedroom unit entered contract with a $25 million asking price in January 2024, and the sale was recorded shortly after closings commenced on the branded residential component on top of the new Giorgio Armani flagship on Madison Avenue.
Meanwhile, the towers lining Central Park remain in demand among luxury buyers. At Central Park Tower, Residence #60W closed for $13,171,925. This represents a nearly 22% reduction from the initial listing price of $16,825,000 when it was listed in December 2021, but was nevertheless high enough for the third-highest sale of the week. It entered contract with an asking price of $16.05 million in late December 2024.
A short distance away at One Central Park West, the rebranded residential component of Trump International Hotel, Residence #26A closed for $8,300,000. This was good enough for the fifth-highest sale of the week; however, public records indicate that the seller, listed as an LLC, has taken a loss on the three-bedroom unit, having bought it for $9.2 million in December 2016. It was listed for $10.2 million in February 2024.
