As Manhattan's most expensive sales of 2022 to date show, proximity to and views of Central Park are highly valued among luxury buyers. A borough away, green space is clearly equally appreciated: Park Slope's most expensive home ever to go into contract was a penthouse asking $6.95 million at One Prospect Park West, the Knights of Columbus clubhouse-turned-luxury condominium just down the street from Grand Army Plaza and across the street from Prospect Park.
One Prospect Park would appear to offer the best of all possible worlds. The 1920s building's facade and original architectural details were restored to their original glory during the residential conversion, and the lobby and interiors have been inspired by prewar design with special touches like arched entryways and custom wall moldings and trim. However, apartments feature the spacious layouts, top-of-the-line appliances and finishes, and in-unit laundry the modern buyer has come to expect.

Something else the modern buyer has come to appreciate is outdoor amenity space, and One Prospect Park West rises to the occasion with a nearly 7,500-square-foot rooftop terrace, the largest private residential roof deck in Brooklyn. This is the first landscape-only commission from acclaimed designer ODA Architecture, and every space was designed to make the most of views of Prospect Park and the Manhattan skyline.
When Mansion Global announced the record-breaking sale, it noted that the penthouse came in $1.3 million higher than the next most expensive condo sold in Park Slope. It also said that the buyer and many others were local, indicating that this building is not likely to be used as a place for international investors to park their cash.
Closings at One Prospect Park West come to an average of $1,871 per square foot, with many units coming in at or just above ask. The penthouse is one of a large number of units that are in contract; a small handful of publicly listed availabilities ranges from $2.9 million for a two-bedroom to $4.495 million for a four-bedroom.
