Developer Darren Singer has teamed up with OPeRA Studio for a pair of projects in Bedford-Stuyvesant, and the first renderings have been revealed. At 303 Sumpter Street, a two-story, two-unit brick townhouse is being transformed into Sumpter Residences, a four-story, eight-unit building with shallow exterior balconies. A metal mesh screen will bind the old and new: The screen will provide sun shading, and an Instagram post shows shutters opening to reveal oversized windows. The original brick, concrete, and steel columns will remain exposed underneath. Plans filed with the city reveal that it will have basement storage and only two units per floor.
Several blocks away, Putnam Residences is under construction near the border of Bushwick at 1068 Putnam Avenue. A brick townhouse is being expanded to include another floor and reconfigured from three units to eight. There will only be two units per floor, some with rear terraces, and YIMBY says that a shared yard will be preserved for the new building. Its abstract metal façade will incorporate glass elements behind bronze plates fastened to curtain wall glazing. OPeRA describes it as “a sliver of modernity wedged into old Brooklyn,” but it doesn’t look like a particularly comfortable fit in a neighborhood rich in brick buildings.
