May 2024 was the hottest May on record, and yet one climate expert said it will be “comparatively cold” as Earth heats up. New York is not taking this lying down, but has adopted a number of measures and initiatives to become a more environmentally friendly city. The goal is to produce 100 percent clean electricity by 2040 and to be carbon neutral by 2050.
One of these is the Green Roof Tax Abatement, a program dating back to 2008 and one that was recently renewed with the removal of restrictions that prevented more buildings from participating. Buildings that began construction on or after August 5, 2008, and where at least 50% of the roof space is covered by green roof, are eligible to participate. The abatement allows owners to save $200,000 or the amount of property taxes due for the building that tax year, whichever is less, for one year.
Benefits of green roofs include absorption of rainwater, providing insulation, offering bird habitat, and combating the heat island effect that makes New York feel so much hotter in summer months. These perks may be felt throughout the building -- the extra insulation makes the buildings quieter and more temperate, and this new layer of protection can extend the life of the roof, thus staving off at least one pricy assessment.

Installing a green roof on an existing building is not without its challenges, and some older buildings may not have the structural integrity for it. However, a growing number of developers and designers have been including them from the start – indeed, almost any self-respecting new development condominium is topped with a landscaped roof terrace. Unlike some of the city's other environmental efforts (e.g., Local Law 97 and a shift away from gas stoves), this has been widely embraced; residents appreciate having an outdoor oasis an elevator ride away in the middle of a bustling city, and a number of May 2024's best-selling buildings offer roof terraces among their amenities. Below, we look at new and recent development condos throughout Manhattan, Brooklyn, and Long Island City with landscaped roof terraces.
