The second full week of November 2024 began with the Veterans’ Day federal holiday on Monday, November 11. This resulted in the city recording fewer real estate sales by default, but some high-priced, high-profile transactions nevertheless took place during this time.
The week's top sale, Residence #21AW at The Cortland, closed for $21,504,250, or just above the $21.5 million asking price when it entered contract in October 2024. Located on one of the uppermost floors of the Robert A.M. Stern-designed condominium, the half-floor home has five bedrooms, five and a half baths, and Juliet balconies overlooking Hudson River and skyline views.

The only other unit on the floor entered contract on the same day as Residence #21AW, but this sale has not yet been recorded. The buyer conducted the transaction through a trust, and it comes at a time when the building is over 75% sold.

The week's top co-op sale and second most expensive, the triplex Penthouse B at the Emery Roth-designed 39 Fifth Avenue, was not far behind at an even $19,000,000. The seller is listed as an LLC, but Crain's New York Business identified them as AD100 designers/HGTV stars/off-screen husbands Nate Berkus and Jeremiah Brent. The sale was recorded shortly before Mr. Brent's first season on Queer Eye is set to air on Netflix.
Messrs. Berkus and Brent's connection to the penthouse goes back to 2013, when it was still contained to a single floor. They bought the penthouse and Residence #14C one floor below for a total of $5.975 million, combined them into a duplex, and sold it for $9.8 million in 2016, ahead of a move to Los Angeles.

The family moved back to Manhattan in 2019. After a brief stint in a West Village townhouse, they bought their old penthouse back directly from the seller for $8.9 million in September 2021. They also bought Residence #13C directly below for $2.2 million, and combined them into a home large enough to accommodate their two young children.
The design power couple's next move is not known, but will likely be featured in Architectural Digest, as this penthouse was. The buyer, telecommunications executive Dexter Goei, clearly appreciates this stretch of Greenwich Village: In early 2024, his sale of a double-wide townhouse at 140 West 11th Street, which is just up the street from 39 Fifth Avenue, shattered Downtown records with a price of $72.5 million.

Another of last week's top sales had a connection to a record-breaker: In November 2021, a penthouse in The Tulip Building set a Soho sales record with a $49 million closing price, and beat its own former record of $35.14 million. More recently, Residence #4 comes nowhere close at $14,250,000, but was still good enough for the fourth-highest sale of the week.

Both the buyer and seller were identified through LLCs, though public records show that the buyer is only the second owner of the full-floor unit. The seller makes a generous profit, having paid $5,091,250 for it in April 2011.

The week's top sale outside of a Downtown neighborhood was also the week's third-highest overall: Residence #8 at 944 Fifth Avenue closed for $17,549,000, or $4.45 million below the $22 million ask when it entered contract in August 2024. The sale comes less than four months after media executive Michael Ovitz bought Barbara Walters' apartment two stories down in July 2024.

An obituary for the owner, business executive Bernard Schwartz, notes that he grew up in the Bensonhurst section of Brooklyn; it is not known when he bought this full-floor apartment in a prestigious Fifth Avenue cooperative, nor how much he paid for it. Mr. Schwartz's estate is listed as the seller, and the buyer conducted the transaction through a trust.
