While markets are up in the wake of the news of a Trump presidential victory, not everyone is celebrating: Crain's New York Business notes that between his well-publicized plans for mass-scale deportations, high tariffs from other countries, and uncertainty related to infrastructure projects that require federal funding, it is likely to be a turbulent time for New York.

However, New York real estate has historically stood the test as a sound investment even in troubled times. Indeed, while significantly fewer sales were recorded week over week leading up to Election Day, this was somewhat tempered by luxury sales recorded during this time that kept sales volume high.
The top sale of the week was for Residence #8A at The Greenwich Lane, which sold for $22,325,000 in what appears to have been an off-market deal. The buyer was identified through an LLC, but public records show that they are only the third owner of the three-bedroom apartment -- the first was Jimmy Choo co-founder/luxury shoe designer Tamara Mellon, who paid $18,355,981 for it in September 2016. She made a small profit when she sold it for $18.8 million in December 2019.
The second-highest sale was for Residence #15A at Mandarin Oriental Residences, a three-bedroom with private terrace that sold for $17,000,000. While well below the last ask of $22.05 million, Douglas Elliman's Jade Chen told The Real Deal that this was not a reflection on the building, but rather a special deal for a return client who owns another unit two floors up. The apartment comes fully furnished, and the buyer has access to hotel-caliber services, a fitness center, a spa, a residents-only restaurant by Daniel Boulud, and a rooftop pool.
Meanwhile, luxury buyers remain dazzled by the city's skyscrapers and the views promised from within. The week's third-highest sale took place at 35 Hudson Yards, the tallest residential building in the mega-development. Residence #8801 sold for $13,050,000, an even $2 million below the last asking price. This five-bedroom home on one of the uppermost levels spans the entire southern facade of the building, which makes for spectacular Hudson River views throughout.

At another skyline standout from Related Companies, Residence #70A at One Central Park sold for $11,500,000 in the fifth-highest sale of the week. Crain's New York Business identified the seller as advertising executive Keith Reinhard (of "Like a good neighbor, State Farm is there" fame) and notes that he and his late wife bought the high-floor home from the developer for $9.3 million in 2004. While a separate storage unit was included in the sale, the four-bedroom home enjoys generous closet space throughout, including two large dressing rooms in the massive primary suite.
Also of note, a total of $21,383,926 across two sales was recorded at Flatiron House. These included a penthouse that closed for $12,137,813 -- down from the $12.95 million asking price when it entered contract in September 2024, but good enough for the fourth-highest sale of the week. In addition to over 3,200 square feet of interior space, the duplex penthouse features a loggia running the length of the building's eastern facade and a private roof terrace.
