The second week of October 2024 included the beginning of the Yom Kippur holiday and the Friday before a school and federal holiday, which may have been a factor in the number of recorded sales dipping slightly week over week. However, the number of condo sales ticked up during this time with some super-luxury sales logged in notable buildings.
It was a good week for edgy new West Chelsea condos, which accounted for three of Manhattan's top five sales. With a closing price of $16,750,000, the top Downtown sale and second-highest overall was for Penthouse #1 at 505 West 19th Street, an earlier entrant in the area's building boomlet. Actor Mike Myers initially listed it for $20 million in May 2023 and it entered contract with a $17.5 million ask in June 2024. However, he still makes a small profit on this, having bought it from the developer for $15.35 million in 2017. The buyer was identified only through a trust.

To the south of 505 West 19th Street, a total of $13,535,000 across two sales was recorded at One High Line. These included Residence #W28C, which sold for $9,710,000 in the third-highest sale of the week. By virtue of the height of the building, the unique tilt of the tower, and its position a few stories below the penthouses (as per the building's stacking plan), the three-bedroom home is assured of panoramic views of the Hudson River and the Manhattan skyline. The buyer of this sponsor unit conducted the transaction through a trust.
One High Line is one of the most noticeable condominiums in West Chelsea, and the week's fourth-highest sale took place at another standout: the Zaha Hadid-designed 520 West 28th Street, where Residence #33 sold for $7,750,000. Both the buyer and seller performed the transaction through LLCs, but Crain's New York Business identified the seller as British financial executive Mike Wells, noting that he paid $7.5 million for it in 2022. The apartment features three bedrooms, three and a half baths, two private balconies, and the building's signature curved windows in the living room, kitchen, and bedrooms.
But for all the success of West Chelsea condos, the week's highest-priced sale took place in the city's tallest building: Residence #65E in Central Park Tower closed for $18,173,600 in a sale recorded about two and a half months after it entered contract in July 2024. This three-bedroom home is located roughly halfway up Central Park Tower and looks out on panoramic Central Park views from the large corner Great Room. It was initially listed by the sponsor for $22.433 million, and the buyer conducted the transaction through an LLC.

Additionally, while the city's tallest and most futuristically designed buildings command high prices, the rich history has not been forgotten: Residence #6W at 555 West End Avenue, the Collegiate Gothic school turned luxury condominium, rounded out the week's top sales at $7,560,000. Original features like high ceilings and oversized windows are still on display, but perks like direct elevator entry, a Christopher Peacock-designed kitchen with pocket doors, and four beautifully appointed bedrooms with en suite baths were designed to cater to the modern buyer.
Further downtown, two penthouse sales were recorded at One Hundred Barclay Tribeca, the condo conversion of the Ralph Walker-designed New York Telephone Company headquarters last week. While not nearly as lofty as some of the city's other penthouses, both penthouses feature original architectural details that white-box apartments in new construction buildings lack. They also offer spacious five-bedroom floor plans, access to the building's extensive amenities and services, and a prime Downtown address.
