As August 2024 drew to a close, the number of sales recorded the week ending August 30, 2024 spiked slightly week-over-week. However, while there were some heavy hitters and luxury listings among the week's sales, a larger number of relatively low-priced co-op sales drove the sales volume slightly down.
Homes overlooking Central Park frequently rank among Manhattan's top sales, and last week was no exception: Residence #20DEF at 200 Central Park South sold for $12,307,250. The spacious coop features three bedrooms, a media room that can double as an extra bedroom, five full baths, high-end finishes throughout, a total of 304 square feet of outdoor space across private balconies, and sweeping views of Central Park. The seller was identified only through an LLC and public records indicate that they just broke even, having paid $12,288,000 for it in May 2014.

200 Central Park South is best known for its curved wall, a feature it has in common with the home of another of the week's top sales: Residence #27 at the Zaha Hadid-designed 520 West 28th Street had the week's third-highest sale with a closing price of $8,100,000. The 3,840-square-foot home opens to a gracious private balcony along one of the building's corners, and the interiors make the most of the building's shape with curved windows and walls as well as a sculptural kitchen island. The buyer conducted the transaction through a trust, and the seller, identified only through an LLC, made a small profit, having bought it for an even $8 million in August 2020.
But for all the excitement of bold architecture, the city's historic prewar buildings were not to be overlooked. The week's top Downtown sale, top condo sale, and second-highest overall took place at Soho cast-iron condo conversion 45 Greene Street, where Penthouse #6 sold for $9,628,000. Crain's New York Business notes that the buyers, acclaimed Chinese artists Xiaodong Liu and Hong Lu, bought the full-floor loft four years after they bought the apartment one floor below.

It is not known whether the married couple plans to combine their two units or keep them separate. Public records indicate that the penthouse's seller, listed as Kieran Fitzgerald, made a profit, having bought it for $7,650,000 in February 2022.

Indeed, loft conversions proved popular among luxury buyers: The week's fifth-highest sale took place at 195 Hudson Street, the condo conversion of the former headquarters of the U.S. Rubber Company that rose to prominence when Beyoncé and Jay-Z were married in his penthouse in the building 2008. Most recently, and one floor below the penthouse, Residence #6A sold for $6,600,000. Both the buyer and seller conducted the transaction through trusts.
In another Downtown sale, artist Meghan Boody's loft in Tribeca shoe factory turned residence 115 West Broadway, Residence #5N, sold for $5,288,500. While just under the asking price of $5.3 million, and well short of the week's most expensive sales, it is nevertheless nearly ten times what she paid for it in 1995, six years before she embarked on an extensive renovation. Described by Curbed as "an off-kilter Victorian dollhouse," original features like double-height ceilings, exposed columns and beams, and a catwalk balcony are enhanced by custom-stamped railings and colorful wallpaper. She listed it in February 2024 amidst plans to buy a chateau in France and turn it into her latest work of art. The buyer was identified only through an LLC.
