In 2024, Manhattan's residential market saw a 10% year-over-year increase in contracts signed, with December 2024 putting on a particularly strong showing. The number of contracts signed on the week of December 30, 2024 - January 5, 2025, which included the New Year's Day holiday, matched the previous holiday week; however, a wave of high-value Downtown deals caused the median asking price and total aggregate to surge by 55%.
Of Manhattan's top ten contracts of the week, three were located in Tribeca. The week's highest-priced contract was for the Penthouse at 67 Vestry Street, which was asking $48,000,000. This represents a $2 million reduction from the original ask of $50 million, but is still the most expensive penthouse on the market in Lower Manhattan. Indeed, if it sells for this price, it would be Manhattan's tenth most expensive apartment sale south of 30th Street.

The 6,207-square-foot duplex penthouse boasts a total of 1,875 square feet of private outdoor space comprising multiple private terraces and a private roof deck overlooking the Hudson River. Interiors feature a Great Room with gas fireplace, a formal dining room, an eat-in kitchen, and an ultra-private primary suite with fireplace, three walk-in closets, and a windowed en suite bath.

67 Vestry Street was converted from a warehouse to a boutique condominium, and the next-highest Tribeca contract took place at another such conversion. At Cast Iron House, a condo conversion by Pritzker Prize laureate Shigeru Ban, Penthouse A had the third-highest contract of the week with an asking price of $12,000,000. The penthouse is distinguished by sliding curtain glass walls that allow for effortless opening of the living space onto private terraces, and was featured in an episode of Netflix series Owning Manhattan.
The penthouse at 67 Vestry Street was trailed by Penthouse 10 at 140 Jane Street, which was asking $41,000,000. Floor plans show that the five-bedroom, five and a half-bath duplex penthouse will feature direct elevator entry, a massive corner Great Room, a separate butler's pantry, an ultra-private primary suite with private balcony, and a private roof terrace with hot tub.

The contract for Penthouse #10 was signed just over a month after a $45 million penthouse in the building entered contract. With this contract, the one remaining penthouse at 140 Jane Street is a six-bedroom, nearly 10,000-square-foot unit asking $87,500,000 (as per the offering plan). If it sells for this price, it would shatter Downtown sales records.
140 Jane Street is still in early construction stages, but The Greenwich Lane has gone from the former St. Vincent's Hospital to some of the Village's most in-demand condominiums. It was also home to two of the top ten contracts of the week across two of its buildings. At 160 West 12th Street, Residence #96 had the week's fourth-highest contract with an asking price of $11,995,000. The contract comes about two and a half years after the seller, identified only through a trust, paid $9,999,999 for it in July 2022.

Down the street at 150 West 12th Street, Residence #11E had the week's seventh-highest contract with an asking price of $7,500,000. If it sells for this price, the unidentified seller would make a profit on the two-bedroom, two and a half-bath apartment, having bought it from the sponsor for $6,784,738 in March 2016.

The week's top contract outside of Downtown Manhattan took place at 20 East End Avenue, where Residence #16A was asking $9,250,000 in the fifth-highest contract of the week. Public records show that the unidentified buyer will only be the second owner of the three-bedroom corner unit, and that the seller will just break even if it goes for the asking price: It sold for $9,103,155 in May 2017, and was listed for $11.2 million in April 2022.
For 20 East End Avenue, acclaimed firm Robert A.M. Stern Architects drew inspiration from classic Upper East Side residential buildings. However, the old guard has not been forgotten: The week's top co-op contract and sixth-highest overall took place at 950 Park Avenue, a prewar cooperative designed by J.E.R. Carpenter. Residence #3B was initially listed for $9,200,000 in June 2022, has been on and off the market since, and entered contract with an asking price of $7,900,000.
