The third full week of November 2024 marked a return to business after the Veterans' Day federal holiday. This, combined with a desire to close before the unofficial start of the holiday season on Thanksgiving, could account for the spike in sales recorded for the week ending November 22, 2024.
220 Central Park South holds onto its record for the most expensive home sale in the United States, and racked up another superlative last week: The full-floor Residence #39A had the top sale by a wide margin at $32,000,000. While $2 million below the asking price when it entered contract in August 2024, this is still over $9 million more than the seller paid for it in February 2019. They were listed as an LLC; the buyer, only the second owner of the three-bedroom home, conducted the transaction through a corporation.
Around the block at 111 West 57th Street, the full-floor Tower Residence #66 had the week's fourth-highest sale at $17,500,000, or slightly under the ask when it entered contract in September 2024. The buyer used an LLC to purchase the apartment, which was staged as a model unit with interiors by AD100 designer Rafael de Cardenas. There is no word on whether the furnishings or art were included in the sale.
Also last week, a total of $33,343,774 across three sales was recorded at One High Line. These included Penthouse #32A, which closed for $24,750,000 in the top Downtown sale and second-highest of the week. It was listed for $28 million when sales initially launched in 2018, and entered contract with a $25 million ask in August 2023. The half-floor home enjoys panoramic Hudson River and Manhattan skyline views from floor-to-ceiling windows as well as the private loggia off the Great Room.
It was trailed by another penthouse in a new development Downtown condominium: Penthouse B at 64 University Place, which closed for $19,910,125. In a rarity for the building, it came in slightly under ask, though not by much and still comfortably enough for the week's fourth-highest sale. The buyer used an LLC for the transaction, which was recorded shortly after purchases by the Qatari Prime Minister and power broker Fredrik Eklund.
Rounding out the top five was Residence #9 at 465 Washington Street, which sold for $12,850,000 in what appears to have been an off-market sale. The buyer conducted the transaction through an LLC, but they are only the second owner of the floor-through unit with private outdoor space. The seller makes a profit, having bought it for $9,900,000 in September 2022.
