Over in West Harlem, near its border with Manhattanville and Hamilton Heights, a two-building condominium is nearing completion, has launched sales, and is set to open later this year. Named and addressed 17 and 52 Convent Avenue, the 48-unit venture is being orchestrated by Kane Ventures with Alexander Compagno helming the design.
In this article:
Both buildings have understated, almost banal exteriors that are wrapped in muted gray brick and punctuated by operable picture windows. 17 Convent has a staggered massing said to obey the angle of the street and meant to offer each home additional privacy and superior views. 52 Convent is fairly conventional in appearance and has a modern cornice at its roofline.
17 Convent rises seven stories from the southeast corner of West 128th Street. Inside are 21 homes, and all listed units have entered contract.
Two blocks north, at the southwest corner of West 130th Street is 52 Convent Avenue. The six-story building has 17 condos priced from $695K for a 688 ft² one-bedroom, $1.338 million for a 1,248 ft² three-bedroom and $1.9 million for a 1,566 ft² four-bedroom, the only one of its type in the building.

All homes have wide-plank Brazilian oak flooring, energy-efficient kitchens by Fisher Paykel and baths with floor-to-ceiling marble walls and radiant-heated flooring. Homes also have ample closet space and zoned climate control, allowing for optimal comfort. Many units also have balconies or terraces.
The building is expected to receive a 15-year, 421a tax abatement that will allow buyers to enjoy low monthly carrying costs. Shared amenities include a residents' lounge, bicycle storage, gym, rooftop lounge with grilling stations, virtual doorman and secure package room. The full ensemble is well on track for a fall 2018 delivery.
Straying from the orthogonal grid, Convent Avenue is one of Manhattan’s most interesting north-south arteries. Beginning at 127th Street, the two-way street meanders up a hill past City College and ends at 152nd Street and St. Nicholas Avenue. 17 and 52 Convent conveniently rise near City College and Columbia University and is a short walk from the A, C, B, D and 1 train’s 125th Street station. Local eateries and nightlife options include Maison Harlem, Showman’s Jazz Club, Sylvia’s, Red Rooster, Corner Social, and Michelin-rated Sushi Inoue.
There are not many ground-up condo buildings in the area but one recent development is Three Sixty Two at 362 West 127th Street. Last year, ten of the building's 14 condos closed at an average price per square foot of $1,170. The only listing left on the market is a second-floor one-bedroom with an ask of $770K, or $999 per square foot. Per our listings, there are 164 condos for sale in Harlem right now with one-bedrooms priced at a median of $689K and two-bedrooms at $1.049M.
