The year’s first permit for a building of more than 500 feet tall has been filed at 30 East 29th Street in the mushrooming neighborhood of NoMad. The Real Deal has reported that Rockefeller Group and Mitsubishi Estate New York have submitted plans to the Department of Buildings to build a 46-floor, 123-unit tower to stand more than 600 feet tall. The architect of record is listed as CetraRuddy who designed the Rupert Murdoch-housing and current downtown condo record holder, One Madison.

The developers performed a zoning lot merger for six other properties (34 East 29th Street, 36 East 29th Street, 38 East 29th Street, 28 East 29th Street, 37 East 28th Street, and 35 East 28th Street) on the block to aggregate its 170,000-square-foot bulk. Demolition permits have only been filed for the four buildings at 30-32, 34, 36 and 38 East 29th Street. TRD says Rockefeller purchased five parcels on East 29th Street and additional development rights for $98.7 million in 2017. The towering renderings were first revealed by New York YIMBY.
The 123 units will presumably be condos and listed amenities include a swimming pool, an amenity level and terrace on the 34th floor. There will be no more than 4 apartments per floor throughout the building meaning that the structure will be relatively slender. Above the 38th floor, all the apartments will be duplexes. Mid- to upper-level units will enjoy views of Madison Square Park, the Midtown and downtown skylines, and the East River.
The building will jostle for its slice of the sky against towers such as 400 Park Avenue South, Sky House, and Twenty9th Park Madison. Nearby upstarts include the Morris Adjmi-designed 30 East 31st Street, 132 Madison Avenue and 277 Fifth Avenue. Per our NoMad listings data, there are just 32 condos for sale in the neighborhood listed at a median price per foot of $1,764. It was recently reported that Leonardo DiCaprio has been renting a pad in the neighbrhood at 160 Madison Avenue.
