In February, Savannah Real Estate Fund filed applications with the city to build a 33-floor, 170-unit condo in Morningside Heights. The tower would rise at 531 West 122nd Street from a lot formerly part of the Jewish Theological Seminary’s (JTS) historic campus. The 130-year-old institution sold the parcel to Savanna for $96 million in early 2016, according to the Wall Street Journal.
The approved zoning diagram submitted to the city’s building department shows the tower will stretch 391 feet tall from street level to the top of its rooftop mechanicals. We presume that the 528-foot height given on building permits is measured from sea level.
The building will rise from the center of its block bounded by Broadway and Amsterdam Avenue, two streets north of Columbia University. The architects of record are SLCE and the building will progressively setback so to not penetrate the exposure plane set by zoning. While we rendered the shape with a glass exterior, judging from prior plans, it is likely the building will use materials in line with the overwhelmingly brick and stone neighborhood.
