Developer Madison Realty Capital is clearly excited about working with starchitect Robert A.M. Stern on a new condominium at 14 Fifth Avenue: Designs for the 89,812-square-foot, 27-story tower have been revealed. There would be two units each on floors 2-13, full-floor units on 14-23, and topped out with two duplex units for a total of 36 units. The limestone building will have substantial rooftop ornamentation and historic accents as a nod to its place in the Greenwich Village Historic District.

While the new condo’s façade would be congruent with surrounding buildings, its proposed 367-foot height is another story. It has been pointed out that the nearby One Fifth Avenue is not much smaller at 340 feet tall, but this is also one of the city’s first Art Deco towers and regarded as both a neighborhood and national treasure (Carter Horsley calls it “one of the city’s premier residential skyscrapers”). Nothing of similar scale has risen in recent years; and, if local preservationists have anything to say about it, the new condo at 14 Fifth Avenue won’t, either. The Greenwich Village Society for Historic Preservation has already spoken against it to 6sqft, and a Landmarks Preservation Commission hearing is pending.
