Construction is moving apace on a new collection of Harlem residences called the Parkadon Condominiums.The eight-story building at 70 West 139th Street is positioned between Lenox Avenue (Malcolm X Boulevard) and Fifth Avenue, and overlooks the lush grounds of Savoy Park. There will be 64 units in all, 42 of which will be affordable to families with incomes ranging from 80% to 165% of the area median income (AMI).
The building is being developed by Harlen Park Development who will benefit from tax exemptions provided through the controversial and now-suspended 421-a Program. In return, 42 of the building’s units will be designated as affordable where qualifying households will need to earn between $50,400 and $135,400 per year for one of the 22 one-bedroom units and between $60,000 to $149,490 for 20 subsidized two-bedroom units. Amenities are to include a spacious lobby with a virtual doorman, onsite parking for 32 cars with 220V electric outlets for car charging, 54 private storage rooms, a bike room and an indoor & outdoor fitness and recreation center. Peter Franzese Design and Engineering are the architects of record and when we last checked this past August, the building had been topped out and workers were busy applying its humble red-brick façade.
