At the height of the coronavirus pandemic, many New Yorkers found themselves looking to further reaches of the outer boroughs in search of more space for lower prices - after all, with many working from home, they suddenly didn't need to be quite so near Manhattan office districts. However, in the wake of return-to-work requirements, some are coming to find that low-priced outer-borough buildings may be located further afield from their Midtown or Lower Manhattan offices than they might prefer.
BLVD, a new condominium at 107-02 Queens Boulevard in Forest Hills, is part of a new crop of outer borough development that has taken place in recent years. When the 74-unit building launched sales in June 2021, MNS CEO Andrew Barrocas said in a statement that there has been a lack of new construction in this part of Queens; since then, this is no longer the case. A number of remaining availabilities in the building recently had their prices reduced, with four price cuts taking shape in the past week.
