Retailers across the country have already begun their Black Friday sales, but New York sellers appear to be waiting until after the Thanksgiving holiday: Fewer than 200 condos, co-ops, condops, and townhouses in core New York City neighborhoods experienced price reductions from November 19-25, 2024.
These include the West Village home of fashion model Irina Shayk, a three-bedroom duplex boasting a prime Downtown address at 166 Perry Street and such high-tech features as a voice-controlled sound system, a smart thermostat, state-of-the-art kitchen appliances, and a smart shower system in the primary bathroom. But while 166 Perry Street was part of a new age of West Village architecture when it took shape in the early 2000s, a new wave of West Village development has stolen its thunder, not to mention some of its water views, in recent years.
Indeed, Ms. Shayk bought an apartment at 150 Charles Street in late 2015, and it has been on and off the sales and rental markets since 2021. She listed the apartment at 166 Perry Street for $4.2 million in June 2024, and the price has gradually come down over the past few months with the latest reduction bringing it down to $3,295,000, or nearly $1 million below the original ask. However, she still stands to make a profit, having bought it for under $2 million in September 2010.
