In October 2015, city records show that 317 East 53rd Street, former home of piano bar Regents, sold for $6 million to Nexchange LLC, just under the listing price of $6.4 million.

Permits were filed for a major expansion in March 2017, growing the quaint structure from three stories to five. There will be 1,885 square feet of retail, a 1,300-square-foot community facility, and two apartments above. The apartments will be one full-floor on the 2nd floor and a duplex above. Queens-based Path Architecture lis listed as the architect of record.
Maison Beljanski, a tea room dedicated to health and wellness, has already set up shop in the basement retail space. It will be the go-to source for OnkoTea, an organic, non-GMO green tea specially developed by Natural Source and shown to provide positive immune system support, as well as other health and immune related supplements.

Details and prices are not yet available for the apartments at 317 East 53rd Street, but CityRealty listings shows that in Turtle Bay, the average one-bedroom condo listing price is $972.5K and the average two-bedroom is $2.77 million, or an average of $1,555 per square foot.
The project is one of several boutique developments in Turtle Bay. A few doors down, a newly constructed six-story, nine-unit condominium rising at 323 East 53rd Street will have no more than two units per floor, all featuring floor-to-ceiling windows, fireplaces, and marble baths. And to the west, a new boutique condo is under construction at 245 East 53rd Street, where full-floor units will have private outdoor space and spacious kitchens.

Near the corner of First Avenue and East 53rd Street, The Sutton has released a new penthouse apartment and its Terrace Collection with prices starting at $4.999M. Lastly, sales began last year on an upscale condo building at 336 East 54th Street where priiced begin at $1.45 million for an 800-SF one-bedroom.
