Toll Brothers City Living’s Tribeca condo, 91 Leonard is approaching full height, and a registration page has debuted telling us a few new details about the 111-unit development.
We previously reported that building’s designers are Hill West Architects but apparently, they are serving as the executive architects. Per Toll's page, the designers are no other than the masters of high-rise Modernism, Skidmore Owings & Merrill (SOM). While better known for their office buildings, their recent Manhattan residential work includes the Baccarat Hotel & Residences, 252 East 57th Street and the under construction 35 Hudson Yards. For 91 Leonard, they drew up an elegantly subdued building that Toll says will “convey a feeling of refined luxury infused with an industrial spirit.”

Toll promises an “exceptional collection of amenities,” of which we know will include a swimming pool, fitness room, screening area, children's playroom, bike storage, courtyard, lounge, and a rooftop terrace.
Sales are expected to begin this Fall. There has been no word on pricing, but considering the building is in one of the most coveted neighborhoods in the city, you can count on them being unapologetically high. Per our data, Tribeca condos now trade at an average of $2,336 a foot, and the median listing price for its 262 available condos is $5,675,000 or $2,507 a foot. The nearby condo Cast Iron House has units asking an average of $2,300 a foot and 5 Franklin for $2,229 a foot.
