New renderings have been revealed for The Craftsmen Townhomes in Long Island City, the former home of The Chain Theatre (it has since moved to 312 West 36th Street), which was sold to Salm Properties LLC for $9.82 million along with seven other parcels that once held one-story warehouses. It was another blow to artists who have already been pushed out of the neighborhood for upcoming residential and commercial development.
Lenny Vays of BK Developers filed permits for eight 4-story, 6-unit townhouses in 2016 and Zproekt, also Brooklyn-based, is listed as the architect of record. The teams have recently worked together on Williamsburg's Element88.
A newly-debuted teaser site gives us a glimpse at what we can expect from these forthcoming residences. They'll feature 10' high ceilings, solid white oak floors throughout, oversized windows, and Italian kitchens. In true townhouse style, all homes boast individual outdoor space for maximum relaxation. The studio to three-bedroom layouts will range from 647 to a spacious 1,296 square feet.

Prices have not yet been revealed, but offering plans for each address were filed earlier this year and amount to a whopping $49.36M expected sellout. Current condo median prices in Long Island City range from $620K for a studio to $1.89M for a three-bedroom. Modern Spaces is the exclusive sales and marketing firm for the project.
The townhomes are located near the 7, G, E, M, and W subway lines, making access to Manhattan, Brooklyn, and the rest of Queens a breeze.
