When we last checked in on the former Jehovah's Witnesses-owned property at 80 Adams Street in November, buyer Jeffrey Gershon of Hope Street Capital had just closed on the $60 million purchase and filed permits to construct a 10-story, 165-unit building to replace the single-story garage. ODA New York, who was also brought on for the firm's past development at 22-22 Jackson Avenue, was listed on the permits, ensuring an exciting design was likely on the way. Well folks, today, we have that reveal.
As expected with (almost) any ODA design, 80 Adams Street is a broken up, playful facade that features plenty of outdoor space.
In an interview with CityRealty back in 2016, ODA founder Eran Chen explained, "We look to fragment our buildings by creating growing pockets and urban voids which can be orchestrated and programmed to attached communal interactions. We always look to increase indoor/outdoor activity by breaking away from the typical extruded big box format our cities are comprised of. We look at our built environment as an open and more organic loop, reducing dead end situations."

80 Adams Street will be mostly residential with the exception of a community center on the ground floor. All the amenities will be located on the cellar level and will include bike storage, a pool, a fitness center, a residential lounge and library, and a number of recreation rooms. There will also be a common roof deck and an attended parking garage (nearly 6,000 square feet!) for 66 cars.
Future residents can look forward to living by the nearby Brooklyn Bridge Park, which boasts 85 acres and waterfront and city views, and the F train at York Street.
Elsewhere in DUMBO, the Aufgang-designed 181 Front Street has just launched leasing, and a number of developments designed by ODA are underway, including the 10 Jay Street office conversion, and the residential towers rising at Pier 6 At Brooklyn Bridge Park. Another one of their conversions, 51 Jay Street, was completed just last month. According to CityRealty data, DUMBO, along with Brooklyn Heights, is home to Brooklyn's priciest condos.
