A mid-scale 108-unit residential tower has topped out in Gramercy at the corner of East 23rd Street and Third Avenue. In October 2019, permits were filed for the 20-story mixed-use building at 200 East 23rd Street. Real estate firm SMA Equities is at the helm of the project, which, at 233 feet high, comes in just under the area height limit of 235 feet. Renderings of the design by Hill West Architects depict near-full height windows, a 13th-story setback, private terraces for select units, a vegetated sidewalk canopy, and a green roof.
At an average size of 641 square feet, rentals are most likely for the 108-unit building. There will be no more than seven units per floor, and amenities are set to include a mail area, central laundry room, exercise room, lounge, and roof deck. Prices are not yet available, but CityRealty listings show that there are only 67 apartments currently available in Gramercy with average price of $4,795/month.

The building will also offer a 54-space bike room but is conveniently located down the street from the 23rd Street 6 and N/R/W trains. Closer to home, it offers easy access to acclaimed Gramercy restaurants, Baruch College, School of Visual Arts, the dining and shopping of NoMad, and Madison Square Park. Additionally, it is close to NYU Grossman School of Medicine and the stretch of hospitals once known as "Bedpan Alley" and now envisioned to become a part of the city's Life Science hub.
202 East 23rd Street is also located on the nexus of a Kips Bay building boomlet and a recent crop of luxury Gramercy condominiums. Celeste Gramercy, 121 E 22nd, 200E21, Coda Condominium, The Gramercy North, and Tempo are among the architecturally adventurous, amenity-rich new buildings that have recently begun to welcome residents. New rentals have been less plentiful in the area, but The Lex and 543 Second Avenue have opened their doors.
