Just west of the massive forthcoming 504-unit Ocean Dreams complex in Coney Island lies a much smaller project at 3041 Brighton 7th Street. The structure will rise in the diverse waterfront neighborhood of Brighton Beach, known for its large Russian population, and will offer parking and 6 duplex units throughout it 4.5 stories. Condos are likely.
The project will be situated two blocks away from the B and Q trains on Brighton Beach Avenue. In terms of restaurants and shopping, the neighborhood fares much better than Coney Island; nearby destinations include Starbucks, Cafe Paris, Boardwalk Billiards, Brighton Bazaar, and Cafe At Your Mother-In-Law, a restaurant that offers Uzbek and Korean cooking. And of course, residents will surely enjoy the close proximity to Coney Island Beach and Manhattan Beach.
The facade will incorporate concrete pillars and wood paneling, resulting in a strikingly modern look, especially compared to its townhouse neighbors. Serving as both the developer and architect is the Sheepshead Bay-based firm Citiscape Design & Development, who have recently premiered renderings of a "metabolist-inspired" tower with a hexagonal facade set for 1508 Avenue Z. Rather than luxury condos, it will be a long-term care facility.
Nearby, the firm is also designing a synagogue-condo combo at 89 West End Avenue. If approved, the project will house 14 units and feature a common roof deck with two pools – how Manhattan-esque.
