Approximately one year after sales launched at Lexè, a Crown Heights boutique condominium constructed to Passive House standards, the building is 70% sold with only one public availability, a three-bedroom asking $2 million. But rather than rest on their laurels, Lexè’s development team of Maskenada and Pinner Development has instead turned its attention to Williamsburg with RoseBk, a six-story condominium located at 207 North 8th Street and constructed to Passive House standards.
The four units inside comprise a triplex penthouse with private backyard for $4.5 million, a duplex penthouse with private roof deck for $4.5 million, and a pair of simplex units with private balconies starting at $2.275 million. An offering plan with an $11.3 million sellout was filed in June 2023.

Features like triple-pane windows, airtight interiors, Isokorb connection to prevent mold and condensation, state-of-the-art air filtration, and high-performance ventilation with individual ducts were instrumental in RoseBk's Passive House certification. However, it is important to note that environmental friendliness also translates to a higher quality of life for residents: The windows fill the units with incredible light but next to no noise; the air filtration system and use of non-toxic materials make for a healthier environment; and the airtight building translates to lower energy costs.

Moreover, interiors by Italian design firm Lago demonstrate that aesthetics were as important as sustainability at RoseBk. Sustainably sourced hardwood floors, frameless interior doors, floating walls, and kitchen and bathroom fixtures by Gessi bring a sense of style to every unit. The kitchens come equipped with a top-of-the-line appliance package that includes a Thermador refrigerator, a Miele double oven, and an Elica NiKolaTesla Switch induction cooktop.
“Williamsburg is also referred to as Brooklyn’s Golden Child, boasting an immeasurable amount of shops, restaurants, and clubs” – Massimo Cocco, Managing Director, Maskenada
Boutique condominiums like RoseBk are not known for their extensive amenity package, but this building’s greatest perk may be its Williamsburg address near McCarren Park and the Bedford Avenue retail corridor, which includes Whole Foods; those who’d prefer to eat out will appreciate being fairly surrounded by popular local restaurants, cafes, and bars. Parking is available for purchase, but RoseBk is only two blocks from the Bedford Avenue L train.
In an interview, Maskenada Managing Director Massimo Cocco said, “[Williamsburg] is experiencing a very important moment for the demand for housing, and therefore the residential market is experiencing a growing trend, especially in the past five years.” It shows no sign of slowing down – we take a look at listings in nearby buildings that have taken shape in recent years.
