Aside from the construction of new developments, you know what's an effective way to gauge whether or not a neighborhood is up and coming? If Ryan Serhant of Bravo's Million Dollar Listing NY sets his sights on it. And well, it's finally happened to Sheepshead Bay, thanks to a 7-story luxury condominium at 1769 East 13th Street, called The Lighthouse Condo and Spa.
According to a recent press release, the building, which also borders Midwood, has five of its 11 units already under contract – with three over asking price – in less than 30 days of The Serhant Team taking over. There are currently three units available: two-bed/two-bath units 2A and 6A for $699K and $774K, respectively, and a 1,800-square-foot, three-bedroom penthouse with an asking price of $1.699M.
The Lighthouse is a collaboration between Rychik Development Corp. and Bricolage Designs, the same architect behind another new condo that recently launched sales nearby at 2443 Ocean Avenue. The condo possesses an angular glass facade with an ambitious design for a small-scale building. Apart from the ground level, each floor is stacked on top of another angled to face either a right or left direction – perhaps a play on the traditional use of lighthouses as a navigational aid.
Inside, units are outfitted with high-end finishes and modern open play layouts. They feature European oak flooring, floor-to-ceiling wall-to-wall windows, western and eastern exposure, sleek kitchens with quartz countertops and Fisher & Paykel stainless steel appliances, and in-unit washers/dryers. Some homes also have private outdoor space.
The master bedrooms feature a large reach-in closet, access to a private balcony, and a full en-suite bathroom with a glass-enclosed walk-in shower and marble walls and floors. Secondary bathrooms have modern deep soaking tubs.
As for those luxury amenities, residents can expect a private space with grand indoor swimming pool, a whirlpool tub, a sauna, and a steam room. Other amenities include a common rooftop deck and parking.
While Sheepshead Bay is generally underserved by transportation, The Lighthouse has the advantage of being less than one block away from Kings Highway, where residents can catch the B or Q trains and get to Manhattan fast.
The neighborhood is still primarily saturated with older developments – mostly rentals and co-ops –
but new projects like Onyx Square, 3041 Ocean Avenue, The Vue Condominium, and of course, Southern Brooklyn's tallest tower, 1 Brooklyn Bay, have made their way in.
