The press release says open kitchens will have a breakfast bar, premium Miele appliances, white cabinetry with custom millwork, and Silestone quartz counters. Additionally, there will be marble baths and a separate laundry room with a full-sized washer and dryer. Common amenities include a part-time doorman, private basement storage, as well as cold and bike storage.
The building is designed by Jeffrey Cole Architects who also handled the design of the Whitman whose units were purchased by the likes of Chelsea Clinton and Jennifer Lopez. The building is sited midblock on an archetypal Upper West Side side-street between Broadway and Columbus Avenue. The Beacon Theater is across the way, the express 72nd Street subway station is steps away and Central and Riverside Parks are equidistant 5-minute walks to the east and west.
As of mid-April, the building’s façade is nearly fully installed. Said to be a modern take on a pre-war building, it is finished in porcelain stone tiles, dark grey metal panels, and exposed steel that frames the top floor.
207 West 75th is surrounded by some of the most coveted real estates in Manhattan and the shortage of new development sites leads to a chronic shortage of available units and unapologetically high prices. According to our sales data, average closing prices on the Upper West Side’s Broadway corridor now top $1,700 a foot. Directly behind the building is the 2010-finished Laureate where its two condos, a 4-bed for $9.5M and a 6-bed for $12.995M, average more than $3,000 a foot.
