While Crown Heights is rich in the brownstones that made Brooklyn famous, contemporary condos are few and far between. That’s where 111 Montgomery Street, a 12-story condominium just down the block from Brooklyn Botanic Garden and Grand Army Plaza, comes in. Developer LIVWRK arranged for the demolition of the one-story building previously on-site, and a design by the prolific Karl Fischer rose in its place. Sales have just launched on the studio through two-bedroom units within.

All 163 units feature neutral palettes, natural materials, 5’ white oak floors, and in-unit washer/dryers. Kitchens come outfitted with sleek countertops and full Bosch appliance package. Baths feature floor-to-ceiling stacked tiles and black matte hardware. Select units have private balconies, and all residents have access to an amenity suite that includes a community garden, co-working lounge, fitness center with Peloton bikes, wilderness-themed children’s playroom, and landscaped roof terrace overlooking Manhattan and Brooklyn skyline views.
An accepted offering plan lists a $147 million sellout, and the units show a wide range of prices: A studio is listed for $552K, one-bedrooms start at $632K, and two-bedrooms start at just over $1 million. At an average price of $1,138 per square foot, this puts 111 Montgomery Street just above the Crown Heights condo median price of $1,076 per square foot (per CityRealty listings).
