Completion of The Rowan is estimated for the end of the year, but would-be Astoria buyers clearly do not want to wait that long for the neighborhood’s first luxury condominium. A stunning sales gallery presents a 3D model of the building, a preview of finishes, a built-out kitchen, living room, and baths, and the ability to use an interactive sales tool to select a residence. The first set of homes released for pre-sales quickly sold out, and sales have officially launched.
Renderings of DXA Studio’s design show a six-story building with light gray brick masonry over a glass retail base. On top, all 46 units boast abundant natural light through energy-efficient windows, custom 7” white oak flooring, pre-wiring for Fios cable and internet, video intercoms, and in-unit washer/dryers.

Kitchens come finished with marble-topped islands, Caesarstone countertops and backsplash, light walnut and grey cabinetry, custom pendant light fixtures, and Miele appliances. The marble and stone master baths feature glass-enclosed showers, marble-topped vanities, mirrored medicine cabinets, and Dornbacht polished chrome fixtures. Approximately half the homes will have private outdoor space, and top-floor penthouses will have floor-to-ceiling windows and private terraces.
Astoria Park is not far from the building, but residents of The Rowan arrive to a glass-enclosed lobby with a living green roof and access to a private outdoor oasis, a lushly planted sensory garden with seating, seasonal plantings, and water fixtures. A landscaped roof terrace has a grilling station, a relaxation section, and expansive views. Indoor amenities include a state-of-the-art fitness center, soundproof music room, woodland-inspired children’s playroom, pet spa, bike room, and package room. Private storage and parking in a fully automated, AI-enabled garage are available for an additional fee.
“The Rowan speaks to an underserved section of the market looking for new construction in one of New York’s best neighborhoods” - John Petras, Managing Principal, RockFarmer Properties
The Rowan has risen in a bustling section of Astoria. The building’s 23,000 square feet of retail space has already attracted a high-end local grocer to the largest space, and it is half a block from the culinary offerings of Ditmars Boulevard. The Ditmars Boulevard subway stop is about one block away and allows for a half-hour commute to Midtown Manhattan.
An accepted offering plan lists a sellout price of $56.5 million, and prices are expected to range from $695K to $2.95 million for the studio to three-bedroom units. According to CityRealty listings, this puts The Rowan roughly in line with Long Island City medians of $692K for studios to $2 million for three-bedrooms.
