
The busy Brooklyn-based firm Rybak Development celebrated the sales launch of their "topsy-curvy" Williamsburg condo last month and now, the first listings for their Bensonhurst venture at 1414 West 4th Street have come on the market. So far, the historically Italian neighborhood, which has seen a large influx of Chinese immigrants in the past few decades, has been largely unaffected by the (small) new construction boom sweeping through other areas of southern Brooklyn, like Sheepshead Bay and Coney Island. So this ground-up venture, called The Jade Condominiums, will serve as a test for this somewhat untapped market.

Each unit features Herringbone hardwood flooring, 10-foot-high ceilings, heating/air conditioning by Mitsubishi with individual climate control, and an open concept kitchen with custom cabinetry by Scavolini and Bertazzoni appliances, including a microwave and gas range oven. As previously reported, all homes will offer terraces.
The "spa-like" bathrooms all feature TOTO fixtures, Scavolini vanities, Grohe showers and baths, and imported ceramics. For added convenience and comfort, homes are complete with a dedicated laundry closet with a washer/dryer and a Navien tankless instantaneous hot water heater.
And if The Jade's luxurious interiors aren't enough to reel you in, maybe the amenities will – residents will enjoy a double-height lobby with a virtual doorman and package room, secure garage parking, an outdoor rooftop recreation space equipped with a wet bar and bbq grills, and most impressively, a rooftop fitness center (an amenity also offered in Rybak's nearby Art House condo).
The condo's bold concrete aesthetic is thanks to Rybak's go-to architecture firm ZPROEKT and employs their signature design of crisscrossing white lines. The building stands 5 stories tall with 24 units. Construction photos taken today show it is topped out with its facade nearly complete.
Although commuting to Manhattan will take at least 50 minutes, residents of The Jade will have transit options most southern Brooklyners do not; two subway lines to choose from. The N train is available at Bay Parkway and the F train at Avenue P.
