Compared to its development-heavy neighbors throughout Manhattan, Hudson Heights has been downright quiet. However, the sales launch at 40 Pinehurst Street, the neighborhood's first ground up condominum, is about to change that. The Ammann, named for the designer of the nearby George Washington Bridge, houses a community facility on the ground floor and 24 apartments on top. The brick portion of NDKAZALAS Architecture’s design aligns with and pays tribute to its existing brick neighbors, but transparent glass penthouses on top are designed to take advantage of George Washington Bridge and Hudson River views.

Living areas feature floor-to-ceiling, triple-paned windows, but private balconies are the best place to enjoy bridge and river views. Inside, open chef’s kitchens are outfitted with Bosch and Blomberg appliances and Caesarstone countertops. Queen-sized master bedrooms are rich in both closet space and natural southern light. Additional features include energy-efficient washer/dryer, individually controlled heat and air conditioning, and virtual doorman with smartphone controls.
According to an accepted offering plan, a $22.1 million sell-out is predicted. To that end, one-bedrooms start at $600K, two-bedrooms start at $838K, and a penthouse with a large private terrace is listed for $1.298 million. According to CityRealty data, The Ammann’s average price of $1,026 per square foot is roughly in line with Upper Manhattan’s average of $1,702 per square foot.
Building amenities include a landscaped and furnished roof deck, gym, bike room, and package room. Storage units are available for purchase. George Washington Bridge Park is only one block away, and Fort Washington Park is a little further away. The Ammann also offers easy access to the transportation, shopping, and dining on West 181st Street.
