The second phase of Lightstone's two-building rental complex in Gowanus has made some serious progress since we last swung by in September. Since the successful launch of the first phase’s 429 rental units last fall, its complementing building at 363 Bond has installed much of its brick and glass façade. Like 365 Bond, 363 is being designed by Hill West Architects. The building sports a more muted palette of tan and grey brick, rather than red, but like its neighbor, the skin is highlighted by dark metal spandrels and multi-pane floor-to-ceiling windows.
363 Bond is situated directly north of its sister building, closer to Carroll Street and its charming retractable bridge whose span is an official city landmark. According to Hill West’s page on the project, the 12-story building draws from industrial language of the Gowanus warehouses and its mass is broken into smaller elements allowing the building to relate to the townhouse scale of neighboring Carroll Gardens. There will be a restaurant and terrace overlooking the canal as well as ground-level commercial space to serve the surrounding community.
363 Bond will have a total of 270 units, substantially less than 365 Bond. Future residents will enjoy large mullioned windows with stone sills and an amenity package that includes a rooftop pool on the sixth floor, a shuffleboard court, lounge, game room, yoga, fitness center, kids room, a 2nd floor courtyard and plenty of accessible outdoor terraces. Both buildings front a public esplanade designed by local landscape architect Lee Weintraub.
Presently, there 9 rentals available at 365 Bond priced from $2,382 for studios, $2,991 for one-bedrooms and $5,215 for two bedrooms. These prices reflect net effective rents and as we previously reported 365 Bond is offering one month of free rent on one-year leases
