In November 2022, Italian developer Maskenada announced a successful crowdfunding campaign for Williamsburg boutique condominium 28 Herbert Street, which was dubbed the next Nearly Zero energy building in New York. Almost exactly two years later, months after filing an offering plan with a $42.37 million sellout price, a registration site is live and the first contract has been signed in the building. Residence #2C, a two-bedroom measuring over 1,000 square feet, was asking $1,500,000.

28 Herbert Street represents the latest Passive House project for developer Maskenada, architect Pinner Architecture, and interior designer LAGO; the trio have previously teamed up on Lexe in Crown Heights, which is sold out, and RoseBK in Williamsburg, which is 75% sold. To meet rigorous Passive House standards, 28 Herbert Street features airtight insulation, triple-pane windows, and state-of-the-art air filtration systems. Not only do these features reduce energy consumption by up to 90%, which in turn leads to lower energy costs, but they increase quality of life thanks to quiet, temperate interiors.

In the case of 28 Herbert Street, none of this comes at the expense of style. All 16 units feature custom kitchens and baths as well as in-unit laundry and generous storage space throughout. Premium materials are used throughout the apartments to create both a sophisticated environment and reduced waste by virtue of durable finishes with a long lifespan.
Select units will have private outdoor space, and all residents of 28 Herbert Street will have access to a fitness center and an outdoor terrace with views of Brooklyn and the Manhattan skyline. Another great perk is its address in the heart of Williamsburg, which Maskenada Managing Director Massimo Cocco calls “one of the most famous and important New York neighborhoods.” It is located in close proximity to McCarren Park and popular local restaurants and nightlife. The building’s garage has parking spaces for both cars and bicycles, and it is also situated near the Metropolitan Avenue G train.

28 Herbert Street stands out as much for its curved corner and striking windows as for its carbon-neutral, Passive House-certified infrastructure. Triple-pane windows, airtight insulation, and state-of-the-art air filtration systems reduce energy consumption by up to 90%, not to mention lead to increased quality of life thanks to quiet, temperate interiors.
