Last week, Curbed reported that a new mixed-use condo and hotel tower is planned at 265-267 Broadway near the northwestern corner of City Hall Park. We already know that park-fronting real estate is a greatly coveted amenity. Whether it be Central Park or Duane, park-facing apartments offer protected views, more light and air and it’s been proven that just seeing a bit of green increases personal happiness.
The new City Hall Park tower will be developed by long-time property owner, the Roe Corporation, who have been planning a redevelopment of the site for more than a decade. Their website shows a rendering of an earlier plan for a 21-story mixed-use commercial tower, enveloped in green glass. Now, the developers have filed permits to build a 42-story, 510-foot-tall tower with 80 hotel rooms along the first twelve floors and 38 condos above. Floors 36 to 42 will be all duplexes and triplexes, revealing the high-end ambitions of the project.

Gene Kaufman Architect is listed as the applicant of record and there is a possibility another firm is handling the exterior design. The tower will encompass nearly 150,000 square feet of floor area and, at 510-feet, will provide far-reaching views of the park, river and skyline.
The development will replace a five-story office building with an interesting Art-Deco ornament at its top. A crop of residential projects is planned around the park and includes the conversion of the Emigrant Savings Bank building at 49 Chambers Street, a COOKFOX-designed condo tower at 25 Park Row and the conversion of the Woolworth Building. Directly north of the building is
Tower 270, a condo conversion that first launched in 2003. In August, a 6+ bedroom penthouse unit sold for $17.5 million, averaging $2,277 per ft². Other recently sold units in the building include an eighth floor 4-bedroom sold for $4.25 million and a twelfth floor one-bedroom for $1.267 million or $1,200 per square foot.
