In recent years, Crown Heights’ diverse population, eye-catching architecture, and proximity to landmarks and subways has attracted newcomers giving rise to a local renaissance with some controversy on the side. Architect Issac | Stern is behind two of the largest new rental buildinds going up the neighborhood, bringing their signature designs to sizeable neighboring lots at 1515 Bedford Avenue and 1535 Bedford Avenue.

At the beginning of 2015, developer Adam America Real Estate paid $32.5 million (or $225 per square foot) for a BP gas station at 1535 Bedford Avenue. The site is now home to an eight-story, 175-unit apartment building where 20% of the units will be affordable housing. In what promises to be a nice bonus for tenants, organic grocer Union Market is the ground-floor retail tenant. Building-offered amenities will include a garage, gym, yoga room, pet spa, lounge, and roof deck. Construction is expected to wrap in late 2018.
1515 Bedford Avenue is the former home of the Fox Savoy Theater, which was torn down in the fall of 2014. The new building, developed by Realty Within Reach, will have 10 stories, community space for a synagogue on the ground floor, and 114 apartments on top. Amenities will include an underground garage, storage, bike room, laundry room, fitness center, and roof terrace. Construction topped out last fall and recent visit to the site shows that much of its tan exterior has been applied.
